This new condo project is coming to the vivacious area of Yorkville, this time it’s an architecturally unique, flatiron structure.
Park Road Condos is a new high-rise residential condo development by Capital Developments in Toronto. This 27-storey pre-construction condo project with 302 new units will be located at 28 Park Road, near Church and Bloor St E, in the upscale neighbourhood of Yorkville.
The units will feature mixed variations from junior one-bedrooms, two-bedroom and three-bedroom units ranging from 329 square feet to 832+ square feet.

Park Road Condos will exhibit a rare building shape, resembling the famous Toronto Gooderham Building. The design by Diamond and Schmitt Architects will take on a similar shape to the slim point flatiron building due to the triangular lot it will sit on; formed by the intersection of Church Street, Collier Street, and Park Road. This proposal will feature a modern look with a curvature along the Church Street extremity with a series of step-backs on the east, cutbacks at the west end and vertical architectural fins along the bottom half. The building will include modern glazed windows encompassing the elegant surroundings of Yorkville.
The amenity areas span approximately 6,200 square feet of interior space and an additional 1,300 square feet of exterior space. These enticing amenities are strategically situated on both the second floor and the rooftop of Park Road. The second-floor offerings showcase a commitment to innovative design and well-being, boasting a range of world-class fitness and wellness options. These include a Salt Wall and Meditation Lounge, Eucalyptus Steam Room, Infrared Sauna, a Yoga and Virtual Studio, Wellness Lounge, Fitness Studio, Personal Training room, and more.
Meanwhile, the rooftop amenities serve multiple functions, featuring a Sunset Lounge, Rooftop Terraces equipped with BBQs, a Chef’s Kitchen, and an exclusive Private Dining Room and Lounge for residents to enjoy.
The edifice will be designed with sustainability measures in mind that include three carshare stalls and 320 bike spaces. The condo is also proposed to have wider sidewalks with planters that lead to a benched privately owned publicly accessible space.
Due to an aggressive Transportation Demand Management (TDM) strategy focused on sustainable transportation, the residence will not have any private vehicle parking spaces. However, it is proposed to feature an onsite bicycle shop, a cycling fleet for residents, over-sized fitness centre, and office-like work-from-home friendly facilities.
