20 De Boers Drive Condos is a new pre-construction project that will add 3 high-rise condominiums ranging from 50 to 55 storeys in the York University Heights neighbourhood. This project will be located on De Boers Drive’s commercial plaza, just north of Allen Road and Sheppard Avenue W.
Investors can expect this development, which will be minutes away from Sheppard West TTC Station and Downsview Park GO Station, to bring in 1,759 residential units from studios to 3-bedroom layouts to accommodate any lifestyle.

20 De Boers Drive Condos will feature 3 contemporary and eco-friendly high-rise towers of 50, 52, and 55 storeys, with a shared podium ranging from 3-7 storeys that incorporates a significant portion of the Domo Centre. As the project plans to retain a significant portion of the existing commercial and office complex, this development will be completed in 2 phases.
Phase 1 will add in the 50- and 55-storey residential towers atop a new 5-storey mixed-use podium on the eastern portion of the existing site.
The 50-storey tower will offer a total of 605 residential units in a mix of the following layouts:
- 400 one-bedroom units
- 190 two-bedroom units
- 15 three-bedroom units
The 55-storey tower will offer a total of 538 residential units in the following layouts:
- 49 studio units
- 293 one-bedroom units
- 99 two-bedroom units
- 97 three-bedroom units
Phase 2 will be planned to develop the 52-storey tower atop the retained Domo Centre commercial building on the western portion of the site.
The 52-storey tower will offer a total of 616 residential units in the following layouts:
- 51 studio units
- 379 one-bedroom units
- 183 two-bedroom units
- 3 three-bedroom units
Future residents can enjoy over 25,000 square feet of indoor amenities and over 29,000 square feet of outdoor amenities, including green rooftops atop the podium, extensive garden areas, children’s play areas, quiet areas, a lounge and barbecue area, and a water feature.
The development of the amenities will also be separated between the two phases, with over 16,000 square feet of indoor and over 19,000 square feet of outdoor spaces planned for Phase 1. Phase 2 will develop over 9,000 square feet of indoor and 9,800 square feet of outdoor spaces.
In addition to adding over 6,000 square feet of office space and 14,000 square feet of retail space, 20 De Boers Drive Condos will also bring in a new grocery store, daycare centre, and a cafe or restaurant to help revitalize the Domo Centre. The cafe or restaurant will be assigned to a designated retail space in the 50-storey tower on the northwest corner of Allen Road and Sheppard Avenue W intersection.
As this project will retain large portions of the existing site, the three underground parking levels will also remain untouched. Instead, this project will increase parking by adding levels of above-ground parking between the two phases. Electrical vehicle (EV) charging spots, including electric bike parking spots, will be available.
Phase 1 will offer 463 residential and 14 visitor vehicle parking spaces and 805 long-term and 62 short-term bicycle parking spaces. Phase 2 will include the existing underground levels and offer 244 residential, 109 commercial, and 20 visitor vehicle parking spaces. Bicycle parking will offer 419 long-term and 40 short-term spaces available.
Location & Neighbourhood
20 De Boers Drive Condos is a great investment for young professionals and starting-to-grow families. Located right on the edges of the York University Heights and Downsview Park neighbourhoods, you will be surrounded by mixed-use areas and the thriving Downsview Park to the west, making it a wonderfully walkable area to accomplish most of your errands.
