A new condo project that embraces heritage and innovation will be developed in The Annex neighbourhood of Toronto.
41 Spadina Road Condos will be a mid-rise development by ProWinko located between Spadina Rd and Bloor Street West in Toronto. It will be a 10-storey building set to “float” on an existing 4-storey heritage building with an elevated floor in between. The development will offer 70 residential units with a mix of one—to three-bedrooms.
Future residents will be within walking distance of major landmarks, including the Royal Ontario Museum, Queen’s Park, and the University of Toronto.

41 Spadina Rd Condos will be a 10-storey residential building featuring a slim and modern aesthetic. The building’s visual distinction will clearly reflect the different eras of architecture in one development.
The new structure will sit above an existing 20th-century U-shaped heritage building supported by 2 columns at grade, with an elevated floor in between, to give it a “floating” appearance.
To preserve the Classical Edwardian architecture, the heritage building will remain untouched with only a minor change to the existing ground floor. The modified lobby will provide access to the new residences via the elevators and stairwells within each support column.
There will be 70 new residential units in addition to the existing 24 rental units, making it suitable for individuals and families.
The units will be a mix of the following:
- 41 one-bedroom units
- 20 two-bedroom units
- 9 three-bedroom units
There will be 2,300 square feet of space dedicated to amenities at the rooftop level, more than half of which will be an outdoor terrace.
There will also be 78 total bicycle parking spaces, consisting of 64 long-term and 14 short-term use spots. Being a 2-minute walk from Spadina Station, future residents will have no concerns about walking, biking, or taking public transportation to reach their destinations.
Location & Neighbourhood
Though Toronto has an average Walk Score of 61, 41 Spadina Road Condos will be located in The Annex, which has an amazing Walk Score of 98 and an incredible Bike Score of 100. The Annex is a diverse community with a great mix of entertainment, nightlife, food, hospitality, and shopping. Truly a pedestrian’s paradise, daily errands can be accomplished without the need of a vehicle.
