Description

Condo Project Summary

This new condo is a pre-construction condominium under development in downtown Toronto’s Entertainment District. Bungalow On Mercer is currently scheduled for a 2021 occupancy.

This is an extremely unique project by Kalovida Canada Inc. It is described as an “essentially stacked, single-storey house in downtown Toronto.” Featuring only 19 units, it’s boutique luxury living at its finest. The site will incorporate a four-storey heritage building into its base and include a slender tower element rising to 18 storeys in total.

Nestled on a quiet side street in the heart of a desirable urban neighbourhood, this building is across the street from the luxurious, upcoming Nobu hotel and restaurant and just steps from the city’s hottest A-list destinations.

Amenities

Designed by Scott Shields Architects, this resplendent condominium will incorporate an existing heritage building into its base while a slender and contemporary tower will integrate seamlessly above. In total, the building will stand 18 storeys and feature just 13 living units.

This residence will consist of 2 one-bedroom units ranging between 1,108 and 1,181 square feet in size as well as 10 two-bedroom units ranging between 1,392 and 1,612 square feet. As well, the 17th floor of this condo will contain a 2,490-square-foot two-storey penthouse suite with two bedrooms on its lower unit and third bedroom and a terrace on its upper floor.

All suites will occupy the entirety of their respective floors except the penthouse, which is located on two floors, and are each equipped with direct-to-suite elevator access.

Mandatory features and finishes that come with every unit include soaring 10-foot-high ceilings with expansive double-pane floor-to-ceiling windows, engineered hardwood floors, solid-core wood-slab doors, secure keyless entry, LED pot lighting in bathrooms and bedrooms,

Condo kitchens are designed by Italian furniture manufacturer Poliform and feature Italian porcelain countertops and backsplash, concealed under-cabinet task lighting, fitted drawer inserts, full-height pull-out pantry systems, LeMans Corner System Shelving units, Moooi Heracleum Endless suspension lights, and appliances made by premium German appliance maker Gaggenau.

Meanwhile, the spa-inspired bathrooms of these luxurious living spaces will feature floor-to-ceiling Italian porcelain tiling, elegant floating vanities with Krion countertops and custom-designed LED-backlit vanity mirrors, and Radiant Floor heating system in all full bathrooms.

This development will contain parking for bicycles as well as provide each residential unit with an exclusive-use wine cellar and storage unit. Residential vehicle parking will be facilitated through a valet parking service.

Furthermore, residents at this condo will be serviced by a wall-mounted touchscreen home automation system, an executive concierge with accompanying lobby lounge with fireplace, and an in-suite sprinkler system.

This is a one-of-a-kind project has been described by principal architect Andrew Shields as a “luxurious and intimate building unlike any condominium development that exists in Toronto.”

Location & Neighbourhood

Condos in the Entertainment District are some of the most coveted, thanks to their ideal urban location and the exciting growth the area continues to undergo.

Mercer Street is one of the area’s most exciting stretches. An intimate side street stretching between major avenues, it’s about to be home to two luxury hotels, one of which is the infamous Nobu, representing the brand’s first foray into Canada. Plentiful bars, clubs and culinary hot-spots are just steps away, as well as the TIFF Bell Lightbox, headquarters for the Toronto International Film Festival.

Despite its modern growth and plentiful condominium towers, the neighbourhood holds a unique charm, thanks to its number of historic factory-style buildings. Once housing a sizable industrial population, many of these heritage structures have been restored into podiums for these condominium towers, for a mix of old and new architecture.

With the subway just a five-minute walk away and the city’s best retail and dining locations within close proximity, this is easily one of the most connected locations in the city. Scoring a Walk Score of 97 and a Transit Score of 100, this is a vibrant, urban location where almost everything is at your fingertips.

The growth here has been exponential over the past five years, earning the neighbourhood a designation as one of the city’s “urban growth centers,” a trend that shows no signs of slowing down. New condos continue to be built and proposed, including an ambitious project down the street that plans to add retail, office and art gallery space, along with teaching facilities for the Ontario College of Art and Design.

Thanks to its convenient transit access, many of Toronto’s major destinations are easy to get to, including The Financial District, Ryerson University and the city’s waterfront. A terrific place to invest and easily one of the city’s most exciting places to call home, this downtown neighbourhood is booming.
