Electric Grand Townhome Project Summary
A new townhome project will add growth to a residential area on the east side of the Grand River in Brantford.
Electric Grand Towns is a new townhouse development by LIV Communities at 313 Conklin Road. Located north of Mt Pleasant Rd and Conklin Rd, this project will offer 89 standard, dual frontage, and back-to-back townhome options suitable for partners and growing families.
The townhome options will be available in 12 different floor plan layouts in 2- to 4-bedroom sizes.

Electric Grand Towns will offer 89 exclusive townhome units in twelve 3-storey blocks that balances a style of retro cool with modern comfort. 34 units will be back-to-back townhomes, and 55 units will be a mix of 16′ standard and dual frontage townhomes. The townhomes will be richly designed with sleek lines, unique architectural elements, and artfully crafted marquee finishes to blend the comforts of contemporary living with the spirit of a bygone era.
This development will have 12 different floor plans categorized as “The Paisley” (standard towns), “The Chevron” (dual frontage towns), and “The Pinstripe” (back-to-back towns). The layouts will offer direct access from garage to home, 2-4 bedrooms with 2-3 bathrooms, and sizes ranging from 1,155 to 1,648 square feet.
Each unit will feature individual garages, with planned transom windows above both the garage and front doors to enhance natural lighting. A modern exterior glass decorative railing system will elegantly complement each unit’s frontage.
The exterior details of each townhome will have a mix of brick, stucco, stone, vinyl siding, and stucco mouldings (as per elevation) with a predetermined colour palette professionally approved by Architectural guidelines and colours to produce a complementary streetscape. The balconies will have pressure-treated deck material for flooring, and garden patio doors or 5′ sliding doors will also be available as per plan.
The interior of these townhomes captures a welcoming presence with the details of the design and floor layouts. All floors are to be framed with an engineered wood floor system, and the California knock-down ceilings throughout will be 8′ high except for the main floor, which will have 9′ high ceilings for a more open space where the dining room and great rooms are designated.
The stairs connecting each floor will have extra deep 10-inch treads. The interior will have a contemporary white painted trim package with 2-¾ inch castings and 4-inch baseboards, as well as shoe mouldings on all hard-surface flooring.
Kitchens will have an extended upper cabinet height of 36 inches and a cabinetry design choice of oak, maple, or hi-gloss based on LIV community standard samples. As per the plan, the bathrooms will have the same choices for vanities with laminate countertops and drop-in sinks. Even details of the lighting, electrical, heating/insulation, and energy-efficient features are considered per the Ontario building code.
Every feature of these townhomes will be thoughtfully curated to ensure contemporary comfort meets a retro cool style that reflects the Canadian dream of affordable, well-designed homes.
