Townhome Project Summary
This is an upcoming residential development in a family-friendly city that is home to two post-secondary school campuses.
Northside Guelph is a pre-construction townhouse project by Granite Homes in Guelph. Located at 816 – 842 Woolwich St, which lies northwest of Woolwich St and Woodlawn Rd, this development will feature 200 stacked townhomes and 48 residential units. Residents will have access to a beautiful on-site park and be within walking distance of shops and restaurants.
Investors can take advantage of two student rental markets as the University of Guelph and Conestoga College Guelph Campus are both a short drive or bus trip away.
Amenities
Northside Guelph will feature a mix of home types and styles, including modern stacked townhouses and flats. There will be 200 stacked townhouse units available, which are perfect for families. A 5-storey building will offer an additional 48 units.
More details about suite sizes and layouts are to come, but from renderings, we can see balconies and contemporary designs that showcase comfortable-looking homes.
The most eye-catching feature of the development is its central park.
Boasting lush landscaping, integrated pathways, open play areas and greenspace, a pergola, dining tables, and charcoal barbecues, this will be a welcoming space where neighbours can get to know one another and build a sense of community.
Location & Neighbourhood
This will be a nature-inspired development that sports stunning views of the surrounding natural beauty while also remaining conveniently close to many everyday amenities.
Northside Guelph sits near the intersection of Woolrich St and Woodlawn Rd, which are two main roads in Guelph, becoming Highway 6 and 7 outside the city centre. From here, it’s a 75-minute drive to Downtown Toronto.
Some public transit is available nearby. There are three Guelph Transit bus routes starting from the neighbouring SmartCentres plaza, just a 5-minute walk away, which provides commuter access to the centre and edges of the city.
This new development is in a somewhat walkable area, with many shops, restaurants, and other businesses located within walking distance. For example, everyday essentials can be found at the Walmart Supercentre at the SmartCentres plaza. There are also several big box stores at that intersection, including Canadian Tire, Staples, Home Depot, and Dollarama, plus a gas station, bank, and dental office.
Plenty of grocery options are available less than a 10-minute drive away. These include Food Basics, No Frills, FreshCo, Zehrs, and Market Fresh. Meanwhile, neighbourhood dining options range from fast food like McDonald’s to popular chains like Stacked Pancake & Breakfast House and local gems like Golden Fish & Chips Woolwich.
Residents of Northside Guelph will be less than 10 minutes from Downtown Guelph’s charming shops and restaurants. The centre of town is also home to attractions such as The Sleeman Centre and the Guelph Civic Museum. Of course, Guelph Central Station can also be found here, providing riders access to the Kitchener GO line and VIA Rail trains. It takes about 90 minutes to get to Union Station from Guelph Central.
Additionally, the city’s largest shopping centre is less than 15 minutes away. Stone Road Mall boasts 130 stores and services, including SportChek, Marshalls, H&M, Indigo, Old Navy, Home Sense, and Toys’R’us. It is also a major employment zone.
Guelph is known for its beautiful green spaces. Set along the picturesque Speed River, Riverside Park is a large and lush space that features paved trails, multiple sports fields, picnic tables, gardens, a playground, a sandy beach, and a leash-free zone. It’s a perfect place to enjoy outdoor activities with family and friends. Guelph Lake Conservation Area is also just a short drive away. This 1,600-hectare conservation area sports two beaches surrounding a man-made reservoir, providing an opportunity to indulge in many water activities.
Guelph is an excellent place to raise children, thanks to highly-rated schools and ample community spaces. Public and private schools nearby include Wellington Hall Academy, June Avenue Public School, and Victory Public School. And once the little ones grow up, they have the option to stay home and attend the University of Guelph or Conestoga College’s Guelph campus. Proximity to major post-secondary institutions also means that investors can easily rent out units to students and generate passive income.
