Project Summary
This upcoming mixed housing development is in a tranquil, family-friendly community with excellent schools and parks, just 10 minutes from Lake Ontario.
The Willows is a mixed housing development of towns, semis, and detached homes in Clarington. This pre-construction project by Marlin Spring and DAMAC Properties consists of 220 units and will sit at 1828 Nash Rd, right between Courtice Rd and Hwy 418.
Located within the community of Courtice in Clarington, this town is home to a growing energy park that will soon include the headquarters of Ontario Power Generation, which will bring an influx of new jobs to the region.
Amenities
The Willows project will consist of beautiful homes with classic facades and contemporary architecture. So far, the site is slated for 220 units in a mix of towns, semis, and detached homes.
Dual frontage and front-loaded townhouses will be located on the southern portion of the development. They will range from 1,470 to 1,795 square feet and feature 9′ ceilings as well as spacious 3 to 4-bedroom layouts.
Freehold semi-detached homes will sit on 30′ lots and include 3 to 4-bedroom layouts ranging from 1,786 to 2,132 square feet.
Detached homes will be situated on vast 32’ and 37’ lots and feature three to four-bedroom layouts ranging between 1,733 and 2,385 square feet. As a bonus, you can upgrade these layouts to include a side door, a cold cellar, and a 3-piece rough-in in the basement.
We can expect modern yet timeless designs, spacious and comfortable homes, and luxurious features and finishes. Each home’s facade will use high-quality brick or stone, and residents will enjoy covered porches, balconies, and porticos. Additionally, the modern kitchens will come equipped with quartz countertops and breakfast bars.
Other features that will be included are high 8-9’ ceilings and wide plank laminate flooring. Residents may also expect to enjoy private backyard space, perfect for relaxing in.
Location & Neighbourhood
Courtice is a peaceful community marked by plenty of open spaces and tree-lined roads. The Willows is within a primarily car-dependent neighbourhood, featuring a walk score of 20 and a bike score of 36. The site lies next to Hwy 418 (which connects to Hwy 407 and Hwy 401) and Hwy 2 (which passes through Pickering to Port Hope). It takes about 15 mins to drive to downtown Oshawa.
Two Durham Region Transit bus routes serve this community. One traverses Hwy 2, connecting Oshawa to Bowmanville, while another loops through Courtice before connecting to Oshawa Centre Terminal.
Courtice sports one GO Transit bus stop, just 5 minutes south of this development. A busier GO Station at Oshawa, just 15 minutes away, provides connection to the Lakeshore East line and VIA Rail trains travelling from Toronto to Ottawa or Montreal. A future transit hub in Bowmanville will extend the Lakeshore East line and provide more travel options to riders in the community.
Courtice offers some local shops and services. Hwy 2 is a main road featuring commercial amenities like convenience stores, auto shops, health services, and several grocery stores like Food Basics, FreshCo, and No Frills — all less than 10 mins away.
Various independent restaurants can also be found within a short distance, offering fish and chips, pizza, all-day breakfast, and other family-friendly, informal dining options.
Residents can easily reach the urban shops and restaurants of Oshawa, just 15 minutes away. Oshawa Centre is a sprawling mall with nearly 250 stores and services, including Hudson’s Bay, H&M, Zara, Old Navy, and Forever 21. The town centre also features big box brands like Costco, Canadian Tire, Walmart, and more.
The Willows enjoys a location less than 10 minutes from Lake Ontario and Darlington Provincial Park, which features a sandy beach, picnic facilities, nature trails, and campgrounds, making it a popular spot for family trips and water activities in the summer. It is also open for snowshoeing and hiking in the winter.
Community facilities combined with many schools make Courtice an especially family-focused neighbourhood. The development site is less than 1 km away from Courtice Community Complex — which features two pools, a whirlpool and sauna, a fitness studio, a soccer field, and a skate park for year-round activities. It adjoins a secondary school, Courtice SS.
Other nearby schools are Courtice North PS, Durham Private SS, Lydia Trull PS, Good Shepherd CES, and Holy Trinity CSS, all just a few minutes away. Investors will be pleased to note that this location is less than 15 km from Trent University and Durham College’s Oshawa campuses.
Courtice is home to a waterfront energy park, which counts Darlington Energy Complex and Durham York Energy Centre as two significant employers. With the relocation of Ontario Power Generation bringing over 2,000 new jobs to Clarington, The Willows is a promising investment in a growing community.
